Hotel or apartment for rent: what to choose? Why apartments and not hotels? Hotel or apartment for rent, which is better.

Perhaps, if a person has not rented an apartment for a short period, he does not know anything about the daily rent of apartments. Today the daily rental market is quite developed and it is not difficult to get information about this, including you can see the obvious differences between renting a hotel room and an apartment rented out.

Before you go on a trip, you need to carefully check everything, think it over, find out, so as not to get into a mess. Of course, some tourists prefer to stay at the hotel. This living also has its positive aspects. Let's talk about them:

1. For a woman, staying in a hotel provides an opportunity to take a break from everyday problems and pay more attention to herself, her appearance, while relaxing in bars, restaurants, cafes, or by visiting a beauty salon.
2. The advantage of staying in a hotel is the presence of security both at the main entrance and on each hotel floor. In addition, cameras are installed in the premises of the building to ensure the safety of guests.
3. Availability in some hotels of business centers, providing the opportunity to use various computer equipment, as well as high-quality Internet, which is very convenient for business trips, businessmen and just active people who like to spend a lot of time on the World Wide Web.
4. In addition, large hotels provide for active rest and maintaining the body in a healthy form beauty salon, fitness club, entertainment centers, clubs, shops.

In addition to some advantages of hotel accommodation, there are also disadvantages:

1. Wherever you go, you always come across strangers studying you and often wanting to make acquaintance with you. For a person who prefers to relax in solitude, calmness and silence, as well as for guests staying at the hotel in confidence, strangers and communication with them are completely undesirable and create unnecessary inconveniences.

2. Another disadvantage of hotel accommodation is the high cost of rooms and the lack of free places in most cases. Why is there such a discrepancy? Newcomers go to the hotel, because they do not know other places where else they can settle down. For this reason, finding a free room in hotel buildings is not easy. What is the conclusion? Definitely, such issues must be resolved in advance, even before the trip.

3. You can also add to the above-described disadvantages of hotel accommodation, the inconvenience that residents experience if they need to drink coffee, tea or simply have a snack during the day with sandwiches. After all, there are no household appliances in hotel rooms. In addition to its absence, the hotel administration strictly prohibits storing food in the rooms and eating food.

4. Probably each of us, while staying at a hotel, experienced problems associated with visiting guests. It has always been in hotels, is and will be! You cannot be visited after twenty-three o'clock, as well as your friends and acquaintances who do not have a passport with them, in no case will the guard pass.

What is the difference between short-term accommodation rented apartment from a hotel or hotel?

1. In a rented apartment, the owners change less often, so the tenants do not feel as if they are in the state atmosphere.

2. Each homeowner is his own designer, therefore the apartment interior is always different from the hotel one and provides its residents with comfort, as well as the feeling of a home.

3. In a rented apartment there is always an opportunity to cook food, brew tea, coffee. In addition to the advantages of having an equipped kitchen, residents have the opportunity to listen to music loudly and watch TV. Of course, you can walk on your head, but you shouldn't forget about your neighbors and responsibility for disturbing public order after twenty-three hours. Otherwise, you can get acquainted with the guardians of the law and receive a fine. Unwanted neighbors with ears and eyes, as well as a desire to talk, are everywhere, but living in a rented apartment makes it possible to maintain confidentiality, due to the fact that you don't have to see your neighbors.

4. The advantage of renting a daily apartment, in contrast to a hotel or a hotel, is also the possibility of free visiting of guests without any restrictions in time, their number, the frequency of visits made to you and documents in your pocket. The main thing is that the neighbors do not complain!

5. Apartments for daily rent are located in different parts of the city, while hotel buildings are located mainly in the central part of it. Thanks to this difference, a visiting tourist can always choose a convenient residential area for himself, without getting hung up on the central part of the city.

6. One of the main distinguishing advantages of apartments for daily rent is their relatively low price compared to paying for a hotel room. Please note that the daily payment for a rented apartment is set regardless of the number of people living with you.

7. The daily rented apartment has a private bathroom, all the furniture and household appliances necessary for living, while in inexpensive hotel rooms for guests there is a shower on the floor, in the room there is a bed, a table and a bedside table.

Highlighting the disadvantages of rental housing for daily rent, you need to stay at a low level of safety due to the lack of equipment in all houses with intercoms, plastic windows, and metal doors. In addition, concierges do not sit everywhere. The disadvantage of rented housing is that, in most cases, it is impossible to deliver vehicles near the rented apartment. In contrast, the territory of the hotels is equipped with a specially designated place for this purpose - parking or parking.

Is it better to rent a hotel or an apartment? This question invariably arises for everyone who has a business trip to the capital. They are also asked by those wishing to visit Moscow in order to get acquainted with all its sights. There are many hotels of various classes in the capital, offering rooms of different levels of comfort, the cost of which varies depending on the location and the conditions created. Why are apartments more attractive than hotels?

Rent an apartment or hotel? This question is not an easy one, so each one is ultimately determined independently, depending on individual preferences. We will only consider the advantages of apartments in comparison with hotels of a similar class. The capital hostels, of course, can save as much as possible, but the conditions created in them can hardly be called comfortable. Therefore, we will not consider this type of real estate.

If you are thinking about the question of renting a room or apartment for a day, you should know that with an equal level of comfort, private real estate is characterized by the following advantages:

  • more acceptable cost,
  • availability of a kitchen,
  • the presence of a washing machine and other household appliances.

The modern apartments are designed or renovated, they create a cozy atmosphere and have everything you need for life. In addition to the fact that such a rental will cost less than a similar hotel room, having your own kitchen will save on food, eliminating the need to visit restaurants or cafes. In hotels, laundry services are paid, and the presence of a washing machine in the apartment will allow you to freshen things up and not spend money on it.

In addition, in modern apartments, tenants will be offered slippers, bathrobes, bed linen, and personal hygiene items. This means you don't need to take them with you, which makes your luggage much easier. The owners of the apartments have tried to create cozy home conditions for the residents, characterized by an increased level of comfort. You can rent this property at any time you need.

We tried to answer the question: what to rent, an apartment or a hotel room? Apartments for rent or a hotel room?

Some people who come to the capital of Russia on business or to visit relatives face a significant problem. We are talking about the need to find housing for a short period. At the same time, keeping in mind the capital prices for renting real estate, the solution of the above issue should be approached extremely carefully.
The most rational options are to rent an apartment or rent an inexpensive hotel in Moscow. Each of these layouts has certain advantages that must be fully taken into account.

Let's consider each of the options presented above in terms of their advantages and disadvantages:

1. Daily rent of apartments. For the price, this method of renting housing is approximately the same as the cost of renting a room in an average Moscow hotel. In simple terms, renting an apartment for a few days is a rather expensive pleasure. At the same time, the very fact of negotiations can drag on for a long time, because the owners of such real estate or persons authorized by them are in no hurry to provide their property to strangers.
Another disadvantage of a rented apartment is the possible presence of noisy neighbors. But even if everything is quiet and calm, then you should not forget about the need for self-preparation of food or about wasting time looking for nearby cafes and restaurants.
Among the advantages of renting an apartment, one should highlight the ability to isolate oneself from the whole world behind locked doors, as well as the unhindered invitation of any number of friends or colleagues (however, some apartment owners even prohibit this).

2. Inexpensive. Of course, the pricing policy of the capital's hotels has significant differences, but if you don't chase after elite hotels, but pay attention, first of all, to the combination of price and quality, then the available choice can pleasantly amaze you with an abundance of options, as well as a really low price of daily rent.
This is especially true if you can rent a room together with another person - a colleague, friend or relative. Moscow hotels near the metro have a lot of advantages. Firstly, it is the polite and attentive staff of the institutions. Secondly, the availability of public catering establishments within walking distance - from modest canteens to fashionable restaurants. Thirdly, the presence of guards, which guarantees the safety of accommodation of guests, as well as the storage of their property. And the cost of such services is more than democratic. All this is quite real. Especially if you approach the choice of a hotel properly, using special online services.

Inexpensive hotel Moscow - this is the best option for any guest of the capital, and this fact is beyond doubt.

When planning a trip to the capital and considering options for living in a daily apartment or hotel, it is difficult to choose right away. It is more convenient to rent an apartment for daily rent for those who are not staying in the capital for the first time and know trusted landlords. Most often, tourists cannot boast of such acquaintances, and then the hotel comes to the rescue.

Daily apartment is not always profitable

According to Airbnb, at the end of March, the cost of a one-room apartment per night in Moscow varies from 1,500 to 100,000 rubles, and according to Booking it is possible from 1,250 rubles per night. The price per room is directly related to the location of the hotel. So, closer to the city center, hotels offer accommodation in a single or double room from 15,000 to 35,000 rubles.

“Renting an apartment is not always cheaper than a hotel room. You can save on accommodation by traveling in a large company and renting an apartment for a long time. If there are two travelers and need to stay for a couple of days, the hotel in most cases will become a more economical option, ”says Tatyana Nikishina, head of sales in foreign markets at Moscow Sotheby's International Realty.

Choose a hotel \u003d keep yourself safe

According to the research of the analytical center "Indicators of the real estate market IRN.RU", most of the respondents prefer to stay in a hotel. According to Olga Pritula, director of the Silver Age agency, people who love everything at hand, like in hotels, rarely agree to stay in a daily apartment - for them it looks like an adventure. Service and additional services are pleasant advantages of the hotel, but are they all advantages?

The danger that can lie in wait for daily tenants is the so-called non-existent apartments. “In order for the tenant to agree to a living space with poor conditions, the landlord offers to look at one apartment. Then, at the last moment, he can refuse to conclude a contract, for example, with an explanation that this apartment was flooded, and offer another, with characteristics worse than the previous one. So, in a hurry, you can get an apartment on poor conditions, ”reports the real estate website IRN. If you book a hotel room, then the possibility of contingencies with temporary living space is close to zero.

“The inability to stay in touch with the owner of the apartment, especially under unexpected circumstances, can become a nuisance when renting a living space, which can significantly affect the travel. For example, a late check-in or early check-out may not take place, since the landlord will not be able to receive or give the keys if he does not pick up the phone at 5 am or 12 am, ”says Yulia Ryshkina, deputy head of MVN marketing agency.

As for hotels, most of them have round-the-clock reception desks working to promptly resolve guests' questions at any time of the day or night. If a small hotel does not have a 24/7 front desk, then usually guests are left with a number to contact the hotel employee in order to contact him at the right time.

Make a daily rent of an apartment VS book a room

If a traveler finds a suitable apartment, then the first thing to do is to complete the documents. This requires a certain amount of time and great care. The lawyers of the Narodny Sovetnik portal argue that the conclusion of a daily lease agreement is a necessary condition that will protect both the tenant and the lessor. The landlord may face damage to property and non-payment of rent, and the second may be left without a roof over his head.

When making a deal, you must:

  1. Check the documents (passports, documents on the landlord's right to the leased premises or a set of constituent documents (for legal entities));
  2. Negotiate a fixed amount of rent;
  3. Draw up an act of acceptance and transfer of the apartment;
  4. Take a receipt confirming the receipt by the lessor of rent in a certain amount;
  5. Discuss the possibility of visiting the apartment by third parties and other issues.

According to the rules for the provision of hotel services in the Russian Federation, when checking into a hotel, at the check-in counter, only a passport is required from the documents, in rare cases they will also be asked to fill out a questionnaire. This greatly simplifies the procedure for registering accommodation and removes unnecessary worries from the traveler.

Conclusion: if you decide where to stay in the city while traveling, and there are no proven options with an apartment, then it is better to choose a hotel. It is the hotel that will reduce your risks to a minimum when registering and staying in a room, and a small payment will more than pay off. In addition, for greater convenience, you can always, depending on the class of the hotel.

The choice of a hotel is a large separate topic, but of course the main parameters are always location, transport accessibility, the range of services offered, the availability of food outlets nearby and the price. The latter also depends on the "star rating" of the hotel and room category. For example, we offer our guests 3 and 4 star hotels. Each has 6 room categories: from democratic "Standards" to luxurious "Suites". Of course, we also have other advantages that not every hotel in Moscow can boast of:

  1. 15 minutes by metro to the city center;
  2. The largest urban park in Europe next to the mega-complex;
  3. 16 cafes, bars and restaurants right on the hotel territory;
  4. Highly developed internal infrastructure;
  5. Safety and comfort.

Hello, my name is Alexey and I have not lived in hotels for 4 years. Unless only in extreme cases, when there is no choice or the inviting party provides it. Coming to any city I just rent a cool apartment in the very center and go for a walk. But it wasn't like that before.

I was looking for a hotel in the heart of the city, went nuts on the price of the room per night and booked an 8 sq.m. on the outskirts. And this continued until I started renting apartments for rent. She slept one, then another. And then there was no stopping me. Four years of exciting trips flew by as one in rented apartments. I had a lot of them and they were all different: beautiful, scary, with large and small rooms, new, old, on the first floor, on the last, in Arzamas, in Nizhny, in Kazan, in Budapest, in Tbilisi, in Yaroslavl, in Vologda, in Moscow, in Perm, in Minsk, in Brest, in Ryazan, in Prague, in Budva, in Arkhangelsk, in Yoshkar-Ola and other cities whose names I don’t even remember.

Even 4 years ago, I had only one but persistent association with an apartment for rent - a gadyushnik. I must say right away that in some cases, unfortunately, this is the case. If you rent an apartment according to an advertisement in a newspaper or at a bus stop, then in 90% of cases you will remove a gadyushnik. To avoid this and generally stop being afraid of rented apartments, I will tell you how to do it correctly. And why apartments are better and more profitable than hotels.

1. Room area

The first reason why you should prefer a daily apartment to a hotel is the living space. For the same price, in the case of a hotel, you will receive a one-room suite, which fits a couple of beds, bedside tables, a table and a TV. A whole apartment with two and three rooms is different! Regardless of the number of beds, the apartment is fully rented. If you want space - shoot "three rubles" and run on it. Traveling with a large company - rent a three-ruble note and sit all night at one large table in the kitchen!

2. Price

The cost of housing is directly related to its capacity. Probably all of you are aware of the difference in prices for single, double, triple and quadruple rooms in hotels. The last two types are rarely found in free form, and your large company or family is offered to split into free "kopeck pieces" and "odnushki", which can significantly hit your wallet. The cost of renting a large apartment does not differ much from the cost of a small one. From my own experience, the average price of a spacious and comfortable "kopeck piece" for 4-6 beds in Russia jumps around 2000-3000 rubles per day. Dividing this by the number of residents, we get 500 rubles per person.

500 rubles is the lowest price per bed in run-down hotels like these:

And everywhere this magic figure is 500 rubles per bed-night. Russian tariff, however. For example, here are the hotels in the same Nizhny Novgorod.

For comparison, I will give several apartments for the same price:

One-bedroom apartment at 5A Tverskaya Street in Nizhny Novgorod. For 2550 rubles per day. 4 sleeping places.

One-bedroom apartment at 6 Volkova Street in Yaroslavl. For 1900 rubles per day. 4 sleeping places.

3. Location

As I wrote before, I like to stay as close to the city center as possible. When I come to another city, I'm usually very tired by car. After a long road, you want to run out from behind the wheel, lock it up and no longer approach it until the morning. After that, walk to the river or the sea, sit with light alcohol in a cafe and then crawl to bed half asleep. Hotels in this location usually have big, beautiful names and cost a lot of money. And from the more modest hotels to the city center you will have to get there by public transport. Taxi, of course, is also an option, but why?

Why, if there are a lot of apartments for rent in the city center? People specifically buy apartments in the center not to live in them, sniffing exhaust gases and listening to the "roar of the cosmodrome", but to rent them out. For the same 2-3 thousand you can rent a wonderful apartment on the top floor of a high-rise building, with a wonderful view of the river, mountains, park or sea. For example, as in Naberezhnye Chelny (albeit not quite the center).

4. Choice

How many hotels can there be in a city? On average, a couple dozen. In a small one - one or two. And there are hundreds of apartments. There is always a choice. One is busy - the other is free. I didn't like one - they chose another. Using special services for renting apartments, you can generally choose apartments on the city map, given the proximity to the sea, a river, a promenade, a pub or a monument to Lenin.
The larger the city, the more offers for daily rent of apartments, the higher the competition, the more adequate and stable prices. It's a paradox, but in a large and beautiful city, where there is something to see, the prices for apartments are lower than in the half-lived Russian outback. For example, in Vyazma, apparently, there is only one landlord who owns all 5 rented apartments presented on the Sutochno.ru service :) Accordingly, low quality and high cost.

But what kind of two-room apartment we rented last year in Perm for 2000 rubles:

We were even photographed for the section "Our Dear Guests" :)

5. Living environment

I have not met a single hotel with a washing machine and iron in the room. If you need to wash, order laundry services for a fee. In many daily apartments, it is normal to have a complete set of household appliances: washers, hair dryers, irons, boards, microwave ovens, huge refrigerators, ovens, hobs, air condos. In one fancy three-room apartment in Minsk, on Skryganova Street, 4B, each of the three rooms had one large LCD panel, and a fourth flat TV was hanging in the kitchen. Too bad the bathroom wasn't there. Otherwise, it would be convenient to watch from the hydromassage. We paid 3,500 rubles for it and celebrated the birthday of our youngest traveler :)

A small and medium budget hotel will, at best, have a TV, hairdryer and a small refrigerator.

6. Immersion in the atmosphere and local flavor

Living in a city in a hotel is like swimming in seaside resort in the pool, two steps away from the sea. If you want to smell the real life of a new city for you, find out what the locals breathe and what they eat - rent an apartment in a residential area. Walk to the local "Magnet", stock up on local beer, local sausage, sour cream, milk, taste fresh local pastries. Oh, what a wonderful and cheap oil in Vologda! In Ulyanovsk, it is 3 times more expensive and we don't buy it here. In Prague, right under the apartment there was a shop with absinthe, in Arzamas there was a New Year tree in the courtyard and residents played a round dance there, in Ryazan you could see the railway station from the window, past which I drove a hundred times on the Ulyanovsk-Moscow route, in Tbilisi there was the classic courtyard of the old city with linens and curious neighbors, and in Livadia there was a garage under the apartment where I parked my car. Indescribable delight in the taste of local life! From the very first turn of the key in the keyhole, you start to feel like a local resident :)

2-room apartment in Minsk on Yesenina, 16. For 2100 rubles per day. An excellent example of the ideality of a rented apartment and the responsiveness of the hostess.

7. Nutrition

By renting an apartment, you can save a lot on food by buying groceries at the nearest supermarket and preparing your own food on the stove.

1-room apartment in Smolensk on Normandy-Neman street, 7A. For 1800 rubles per day for 4 guests.

2-room apartment in Minsk on Yesenina, 16. For 2100 rubles per day.

8. Nice little things

Some apartment owners have already begun to adopt some of the usual things for hotels. For example, a minibar in the refrigerator. You check in late at night and you don't need to run anywhere for beer and chips - everything is on the shelves. Disposable slippers and hygiene kits are nothing new.

"Full stuffing" in the bathroom of an apartment in Nizhny Novgorod, for 3000 rubles. per day.

Or towels figuratively laid on the bed. A trifle, but nice.

One-bedroom apartment with a living room in Vologda, on Leningradskaya, 136. For 3000 rubles. per day.

How cool everything is! Tomorrow we will leave for the sea and now we will only stay in apartments!

But don't rush ... There are a couple of little things you should be prepared for:

Disadvantages and nuances

1. The first one, from which there is no escape - cleaning... More precisely, its absence. The daily rented apartment is usually cleaned 2 times: before your arrival and after. If you plan to stay in it for a long time, then the cleaning is yours. But, as a rule, such apartments do not live longer than a week, and most often - a day or two.

Bathrooms in Minsk and Nizhny Novgorod apartments for 2,000 and 3,000 rubles, respectively.

2. The second trifle is not a trifle at all, but a significant nuance that is quite common in Russia - bad faith of landlords... Especially Kazan.

It consists in the fact that having booked the kavrtira in advance, you do not get a guarantee that it is in it that you will move in. Kazan apartment owners love to "please" you with the news that your apartment has not been vacated yet, but you will now be offered an equivalent or even better option for the same price. And they bring them to the bum on the outskirts. This happened to me several times, and it was in Kazan. Even a full prepayment may not help.

How to deal with this?

The market for daily rent of apartments in Russia is slowly but surely becoming civilized. In this case, the educator is all kinds of services for the selection of apartments. You can choose and book an apartment abroad on airbnb.com, where both the tenant and the landlord try to maintain and enhance their reputation. There is also a similar service in Russia - Sutochno.ru... It has about 80,000 apartments all over Russia, neighboring countries and even Montenegro.

How does he work:

  • Set the city and search filter by dates and number of residents.

  • From the search results, using sorting by price, reviews or by map, choose an apartment.

  • Read the reviews of previous guests.

  • Press the booking button, contact the owner on the site and make an advance payment, which remains with the service.

  • You come to the apartment, check in and live.

  • You are leaving without forgetting to leave a review on the service website for future travelers :)

In case something does not suit you upon check-in, you cancel your reservation through the mobile application or by calling the "Sutochno.ru" hotline and then:

  • The prepayment is returned to you.

  • The landlord receives a fine and negative review, which lowers him in the search.

  • Sutochno.ru support helps you quickly find another option. I was in their office - there are always a lot of people on their phones.

If in doubt, then everything is described in detail. In general, the guys are fighting with such cunning landlords. The stronger the authority of the service, the more unscrupulous landlords will value their reputation. AirBnB has already brought up its own - you will not be spoiled there: just a little, and get out of the profession.

One-bedroom apartment with a living room in Vologda, on Leningradskaya, 136. For 3000 rubles. per day.

And one more rule that should be observed when using such services for daily rent of apartments: never contact the landlord directly, bypassing the service. Otherwise, if you are thrown, then no one will help you. Maintain the history of correspondence and transfer the prepayment through a service that will act as a third party in the dispute. If the landlord does not respond to the booking request for a long time, just forget about this apartment and do not call the landlord by direct phone. There is a high probability that such an owner will provide you with another apartment of a worse quality upon arrival and you will not prove anything. And always read the reviews :)

Enjoy your travels and beautiful apartments!
